Depending on your desire as the homeowner, we may look to offer a supplemental staging service based on our walkthrough consultation.

All while using furniture items the homeowner already has along with adding specific furniture, décor, art, pieces from our inventory that the homeowner will benefit from as we bring that next level WOW factor.

Our furniture, accessories, and art may be offered for rent and would be discussed with you as we go over our rental fees are set up along with a monthly staging / rental contract.

We also can help advise with simple yet dramatic cosmetic changes and depending on your budget and timing, we may suggest painting & cosmetic improvements that will result in a high return on investment!

DIY: Walk-N-Talk Occupied Consultation

Need some help getting your home ready as its being listed for sale, but don’t need rental furniture to supplement within your home? We offer a Walk-N-Talk consultation for homeowners occupied home staging that gives you the information you need to make your home showcase the key features within your home along with giving you all the intricate tips and staging tools you will need.
In our one hour consultation, we will do a thorough walk-through of your home with you, giving you room-by-room directions on which actions to take to make your home the house that buyers can’t forget. This “walk and talk” style consultation will give you all recommendations needed to guide you in preparing your house for showing it at its best.

If you’ve completed all of our recommendations and you should find that you want to take your house to the next level before picture day and your open house, we can easily add one of these packages for you to use: “Photo prep package” or an “Occupied Home Supplemental Staging Package”.

Our purpose is to help with areas being photographed so that the photos bring attention to the focal points in your home for optimal online presence. This package is available after we have had an initial Walk-N-Talk occupied consultation. In which we will have previously assessed each room and the ideal goals along with implementation of your homeowner to do list prior to our photo prep staging service as our goal is to enhance your space for optimal online and buyer walkthrough presence. Once you have completed your to-do list we created together at our occupied consultation, we come back in and help you stage the rooms either the day before or on the day in which your home will be photographed.

In this service we use your furniture, to best help you showcase your home to potential buyers. And as you will be staying within your home until you’re ready to move, our goal is for you to benefit from the positive effects staging can have on your home.

Depending on the desire of the homeowner, we may look to offer our occupied supplemental staging package in which we offer our furniture rental service based on our Walk-N-Talk consultation assessment. Our Furniture, accessories, and art may be offered for rent and would be discussed with the homeowner and or Realtor. Along with that we will build a personalized stage quote for your review with our stage plan and our monthly rental fee that would be set up with a stage contract.

Buyers spend an average of 6 minutes in a home however form their opinion in the first 15 seconds.

A Coldwell Banker Real Estate Corp. survey found that STAGED homes spent half the time of an Un-staged homes on the market and sold for more than 6% above the asking price!

According to the National Association of Realtors:

Over 82% of buyers find it “easier to visualize the property as their future home” when it is Staged.

Coincidentally, the response from sellers’ agents was nearly identical, as 23% reported a 1% to 5% price increase on offers for staged homes.
Eighteen percent of sellers’ agents said home staging increased the dollar value of a residence by between 6% and 10%. None of the agents for sellers reported that home staging had a negative impact on the property’s dollar value.
Moreover, 31% said that home staging greatly decreased the amount of time a home spent on the market.

Television programming played a noticeable role in how buyers viewed a potential property, according to Realtors®. Agents surveyed said that typically 10% of buyers believed homes should look the way they appear on TV shows. Sixty-three percent said buyers requested their home look like home staging Seattle on television. Sixty-eight percent of Realtors® reported that buyers were disappointed by how homes appeared compared to those seen on TV shows.
